Buyer’s home inspections (most popular)
A full top-to-bottom home inspection for buyers, covering structure, systems, and safety. Our detailed report includes clear photos, notes, and recommendations to help you make a confident purchase.
Seller’s (pre-listing) inspections
Designed for homeowners preparing to sell. We identify potential issues before your home hits the market, helping you price confidently and avoid surprises during the buyer’s inspection.
4-point inspections
A focused inspection of the four major systems: HVAC, electrical, plumbing, and roofing. Commonly required for insurance purposes, this inspection verifies the home’s key functional components.
Warranty (11th-month) inspections
If you’ve recently built or purchased a new home, schedule this inspection before your builder’s one-year warranty expires. We’ll find issues that may still be covered under warranty, saving you potential repair costs.
Rental pre-lease inspections
Ideal for landlords and tenants, this inspection documents the property’s condition before leasing begins, protecting both parties and providing clear records for future reference.
Construction phase (draw) inspections
Step-by-step inspections during new construction or renovation projects. We verify that each phase is completed to standard before the next draw or payment is released.

Whether you’re concerned about water quality, air purity, or mold safety, we’ll help you choose the right testing option. All our tests meet professional standards and can be booked as stand-alone services or added to any inspection.
Water testing
Ensure your water supply is safe and clean. We offer three levels of testing:
Level 1: Basic bacteria (Coliform & E. Coli)
Level 2 (FHA/VA): Bacteria, lead, nitrates, and nitrites
Level 3 (Complete): Comprehensive panel including minerals, metals, and clarity indicators like pH, hardness, and turbidity.
Mold testing
We perform air and surface mold testing using industry-standard methods (swab/tape or bulk). Lab results are typically available within 24–48 hours.
Air testing
Air sampling to detect mold spores and allergens, helping identify hidden contamination and improve indoor air quality.

WDIR (wood destroying insect report)
Also known as a termite inspection, this report identifies evidence of wood-destroying insects and helps meet lender or insurance requirements.
Sewer video scope
A camera inspection of the home’s sewer line to detect blockages, root intrusion, or damage, often revealing costly issues before they become major problems.
